Buyers looking at larger homes often ask what salary is needed for a 2.5 crore home loan. The answer depends on the interest rate, the tenure and how much of your income a bank will allow towards EMIs. Below, we work through illustrative numbers and apply them to Club Class, where homes start at Rs 2.15 Cr++ and reach about Rs 3.50 Cr++ on premium floors.
Banks look at your net monthly income and the share of it that can go towards all EMIs, often called the fixed obligation to income ratio (FOIR). Many lenders cap this at around 40% – 50% of net income, depending on your profile and existing loans. They also apply a loan-to-value (LTV) limit: for loans above Rs 75 L, the loan can typically cover up to 75% of the property value, with the rest as your own contribution.
The figures below assume a 20-year tenure at illustrative rates of 8.5% and 9%; actual rates vary by bank and borrower.
Rs 2.5 Cr loan: an EMI of about Rs 2,16,956 a month at 8.5%, or about Rs 2,24,931 at 9%. At a 50% FOIR, that needs a net monthly income of roughly Rs 4.3 L – Rs 4.5 L; at 40%, roughly Rs 5.4 L – Rs 5.6 L.
At a 75% LTV, a Rs 2.5 Cr loan corresponds to a home worth about Rs 3.33 Cr – close to the top-end lake-facing 3.5 BHK homes at Club Class.
For the entry home, the EMI for a 2.15 crore flat depends on the loan amount. At a 75% LTV, the loan would be about Rs 1.61 Cr, giving an EMI of about Rs 1,39,936 at 8.5% or about Rs 1,45,081 at 9% over 20 years. That points to a net monthly income of roughly Rs 2.8 L – Rs 2.9 L at a 50% FOIR. Remember that the Rs 2.15 Cr++ figure excludes charges such as GST and stamp duty, which usually come from your own funds; our cost sheet breakdown lists them.
