Understanding the Codename Club Class payment plan options helps you plan cash flow well before launch. The developer has indicated a construction-linked payment plan, with milestone percentages to be finalised at the formal launch, after Karnataka RERA registration. Here is how that structure typically works and what to prepare now.

Stage 1: EOI and booking

Payments begin with an Expression of Interest (EOI), which secures a priority number. At launch, the EOI converts into a booking in priority order, and you pay the booking amount confirmed in the unit-wise cost sheet. The agreement for sale follows. Stage 2: Construction-linked instalments

A construction linked payment plan in Bangalore spreads the balance across construction milestones – typically foundation, slab stages, finishing and possession. You pay as the building rises, which aligns your outflow with visible progress on site. For Club Class, the exact milestones and percentages will be set out at launch, and RERA's quarterly updates let you check progress against each demand. Stage 3: Possession-stage payments

The final instalment is usually due at possession, along with advance maintenance and the corpus fund. Possession is targeted for 2029, linked to 36 months from RERA approval. Maintenance is indicated at roughly Rs 7,300 – Rs 9,200 per month.

Charges that sit outside the plan

Some amounts are paid alongside instalments rather than within them: GST at 5% on under-construction homes, stamp duty and registration at prevailing Karnataka rates, club membership and infrastructure charges, and any floor-rise or preferred location charges. A final approved panel will follow RERA registration.
