Ask anyone tracking the city's property market why is North Bangalore growing so fast, and you will hear the same few answers: jobs, the airport and infrastructure. Together, they have turned a commuter belt into a place where people live, work and spend their weekends.
Large office parks anchor the northern corridor. Manyata Embassy Business Park, Bhartiya City, Karle Town Centre, Kirloskar Business Park and RMZ Galleria Offices all sit within about 9 km of Thirumenahalli in Thanisandra. Global corporate campuses and fast-growing start-ups have followed, and each new office brings people who want homes nearby.
Airport corridor growth is the second driver. Kempegowda International Airport sits roughly 22 km from Thirumenahalli, and the land between the city and the airport has filled with offices, hotels, schools and homes. Roads and rail are adding capacity. NH-44 and the Hennur–Bagalur Road carry airport traffic, and the Satellite Town Ring Road improves regional links. The Blue Line airport metro will have a station at Yelahanka, about 4.6 km from Thirumenahalli, targeted for around June 2027, and the Pink Line terminating at Nagawara, about 7.7 km away, is targeted for December 2026. Hebbal is set to become a multi-line station.
North Bangalore development 2026 shows up in how localities have changed. Thanisandra has moved from a mid-segment suburb to a premium corridor, with values up about 90.1% – 94.2% over five years and averaging about Rs 11,500 per sft today. International schools, malls such as Mall of Bengaluru and Phoenix Mall of Asia, and five-star hotels have arrived alongside the offices.
Growth has costs. Peak-hour traffic on roads such as Thanisandra Main Road is heavy, and metro timelines have slipped before. Buyers should choose locations that already work today and treat new lines as upside.
