Lake frontage, corner-only homes and two clubhouses on one side; a new developer and peak-hour traffic on the other. Here is a balanced review...

Every project looks good in a brochure. This Codename Club Class review pros and cons piece sets the strengths against the open questions, so you can decide whether the project fits your needs. Because the project is at pre-launch, there are no residents yet; everything below is based on the plan, the location and the published pricing.

The pros

Lake frontage that cannot be blocked. The ~3-acre site sits beside the ~30-acre Thirumenahalli Lake, and both 28-storey towers face west over the water. Because the lake is a natural buffer, no future tower can close the view corridor.

Corner-only homes. Each tower carries just four homes per floor, and every one is a corner home with no common walls. That means better privacy, acoustic separation and daylight from two sides.

Low density and open space. Only 220 homes sit on the site, with about 80% of the land kept open. Two clubhouses – a Sports Club and a Social Club – serve that small community.

Generous formats. Homes range from 1,832 sft to 2,312 sft, all with three toilets, a utility and a master balcony; three plans add a study.

Pricing close to the local average. At roughly Rs 11,700 – Rs 15,100 per sft, the project sits near the Thanisandra average of about Rs 11,500 – Rs 11,750 per sft, and below branded premium launches nearby.

The cons and open questions

Club Class Thanisandra drawbacks are real and worth weighing. Traffic on Thanisandra Main Road is heavy at peak hours and will stay that way until the Blue Line and Pink Line open. RERA registration is still awaited, so final carpet areas, timelines and charges are not yet locked. The detailed specification sheet – flooring, fittings and windows – has not been published. And the developer, Multigen Developers Private Limited, was incorporated in December 2025, so buyers should check the promoter entity and land arrangement in the RERA filing.

Is Club Class good for families?

For most families, the answer leans yes. Schools such as Rashtrotthana Vidya Kendra (~2.3 km) and Vidyashilp Academy (~4.3 km) are close, Regal Hospital is about 1.9 km away, and the 3.5 BHK plans add a study that works for homework or a home office. Kids get a pool, a play lawn and a play area; pets get their own park. The main question for families is the commute before the metro opens.

What early buyer feedback suggests

Multigen Club Class buyer feedback so far centres on the lake views and the corner-only planning, with value a close third. The questions buyers raise – RERA timing, the spec sheet and traffic – are the same ones listed above. We think those are the right questions, and we encourage every buyer to verify the answers in the RERA filing.

Our view

Weighing this Codename Club Class review pros and cons list, if lake frontage, privacy and space matter more to you than the lowest possible entry price, the project deserves a close look. Compare the full amenity list, check the cost sheet breakdown, and read how to verify the RERA registration once it is granted. Then book a site visit and judge the lake edge and the peak-hour drive for yourself. The Codename Club Class homepage has the full project summary.
