The biggest risk in buying an under-construction home is not the market; it is delivery. Knowing how to check builder credibility before buying protects you from most of that risk. Here is the process we recommend for any project, including Club Class.
Every Indian company has a corporate identity number that lets you look up its filings with the Ministry of Corporate Affairs. Check the incorporation date, directors, registered office and status. For Club Class, the developer is Multigen Developers Private Limited, incorporated on 10 December 2025, with the identity number U68100KA2025PTC212071 and its registered office in Yelahanka, Bangalore North.
The next step is to verify promoter on RERA. Once a project is registered, the Karnataka RERA portal shows the promoter's name, past registered projects, approved plans, the declared completion date and quarterly progress. A practical builder due diligence checklist in India covers five areas:
1. Title and land. Who owns the land, and is there a joint development agreement? Ask for the title documents and encumbrance details; our JDA guide explains what to look for.
2. Approvals. Plan sanction, commencement certificate, environmental clearance and, for lakefront sites, lake buffer-zone compliance.
3. Delivery record. Visit completed projects where possible, speak to residents and compare promised and actual handover dates.
4. Litigation. Search court records for disputes involving the company or the land.
5. Finances. Review the RERA filings on project funds and progress over time.
Be cautious if a seller pushes for large payments before registration, cannot name the promoter entity, avoids sharing approvals or quotes prices that change without explanation. Unusually steep discounts for immediate payment also deserve a second look. None of these proves a problem on its own, but each is a reason to slow down and ask for documents.
A recently incorporated developer is not a red flag in itself, but it makes the project-level checks more important. Focus on the RERA filing, the land arrangement and the approvals, and follow quarterly updates closely.
