
At pre-launch, there are no finished homes to walk through. Here is what to look at, what to ask and how to judge a project on site...
A pre-launch site visit is different from a ready-home viewing: there is no finished flat to walk through. Knowing what to check during a pre-launch site visit helps you judge the land, the surroundings and the plan rather than the show.
Read the brochure and master plan, shortlist two or three unit plans and note your questions. Our brochure guide helps you prepare. Plan to visit at the time of day that matters most to you, such as your usual commute hour.
Use this apartment site visit checklist on the day:
1. The land. Walk the boundary. At Club Class, check the western edge where the ~30-acre Thirumenahalli Lake meets the site.
2. Orientation. Note where the sun sets and which way the towers will face; both Club Class towers turn west towards the water.
3. Access roads. Drive the approach, including Thanisandra Main Road at peak hour.
4. Surroundings. Look at what sits around the site today and what could be built later.
5. Daily needs. Time the drive to your office, school and the nearest hospital.
6. The master plan on the ground. Picture where the entry, clubhouses, pool court and towers will sit.
The right questions to ask the builder sales team cover facts, not promises. Ask about the promoter entity, the expected RERA registration date and the land arrangement. Then move to money: what the price includes, which extra charges apply, the EOI amount and its refund policy, and how allocation will work at launch. Finally, ask which specifications are confirmed and which are still indicative.
If family members will share the decision, bring them on the same visit so questions are settled together. For a large purchase, it can also help to bring someone who knows construction or property law, or to share the documents with them afterwards. A second pair of eyes often spots what the first misses.
