Green ratings promise lower bills and healthier homes. Here is what certification means, what it delivers and what to ask any developer...
Energy and water costs, heat and air quality all shape daily life in an apartment. That is why green building certification for apartments in India has become a common question for buyers. Here is what certification means and how to judge sustainability claims.
Green rating systems assess a building against criteria such as energy efficiency, water conservation, materials, waste management and indoor environment. In India, the Indian Green Building Council (IGBC) runs widely used rating systems for homes, with levels awarded according to the points a project earns.
The IGBC rated homes benefits most buyers notice are practical: lower electricity and water use through efficient design and fixtures, better daylight and ventilation, and managed waste. Over time, those features can reduce running costs and support resale appeal among buyers who value sustainability.
Sustainable apartments in Bangalore often focus on water, given the city's supply pressures, along with rainwater harvesting, waste segregation and solar provisions. Design choices matter too: open space, orientation and cross-ventilation affect comfort and energy use as much as any fitting.
Ask whether the project is targeting a green certification and at which level, whether it is pre-certified or only designed to the standard, and which features are confirmed in the specification. Certification claims should be backed by documents, not just marketing.
A certificate is a useful shorthand, but it is not the only measure. Consider a home that faces the right way, draws light from two sides and sits in plenty of open space It can stay cooler and brighter regardless of its rating. When comparing projects, weigh the documented features and the plan itself alongside any label.
Club Class has not published a green certification target in the material released so far, so ask our team for the latest position once the official specification schedule arrives at launch. What is already clear from the plans are several sustainability-friendly design choices: about 80% open space on a ~3-acre site, corner-only homes that draw light and air from two sides, and an indicated dual water supply combining a borewell with BWSSB / Cauvery supply. Our guide to Multigen's design philosophy covers the planning thinking, and our look at smart home features covers related questions.
Green building certification for apartments in India is a useful signal, but design and documented features matter just as much. See the specifications, visit the Codename Club Class homepage, or ask our team.
